If you’re in a home that you can no longer afford to pay for or are planning on moving to a different area of the country, you’re going to need to get your home sold and done so in a timely manner. Selling your home right now might be a very difficult process since we’re in a buyer’s market, but by avoiding a few common home selling mistakes, you can put your property at the top of any potential buyer’s list.
Here are five common mistakes to avoid when trying to sell your home:
Not Cleaning Before the Open House - There’s nothing that’s a bigger turn-off to potential home-buyers than other people’s messes. This will cause a lot of home-buyers to move on to the next property. Although all rooms of your house should be cleaned and in good shape when you show your home, the bathroom and kitchen are especially important
Asking Too Much - Many home-sellers try to get more out of their home than it’s actually worth. They’re not realistic about the value of their home and price it at what they would like to get out of it, rather than what the market determines that its value is. This causes the home to sit on the market for an extended period of time, and ultimately the home-seller will end up making less on their home because they didn’t price it right to begin with.
Not De-Cluttering Your Home - Anything that is not furniture or is a decoration should be taken out of plain site. You want your home to be free of clutter so that it gives the appearance of having more space and provides the impression that there’s plenty of storage space. If you have stuff sitting around on the floor or in boxes, people will think that the home simply does not have sufficient storage space and move on to the next property.
Hiring the Wrong Agent - Don’t hire someone as your real estate agent because they’re your friend or you know them from your church. You should hire someone because they have a history of success. Ask potential real estate agents how many homes they’ve sold in the last 6 months. Ask them for references, and contact those references and make sure that you’re dealing with a high-quality “gets the job done” real estate agent.
Ignoring Curb Appeal - Many sellers concern themselves about the appearance of the inside of their home, but tend to ignore how their home looks from the outside. If your home isn’t presentable when someone first drives up to your home, that picture will stay in their minds while they look at the inside. Make sure that your sidewalks area cleared, that the lawn is properly mowed, that your bushes are trimmed, that the paint on your home isn’t chipper, and that there isn’t any dead branches or other lawn waste sitting around.
These are just a few of many home-selling mistakes commonly made by people who are selling the first home. You’ll want to spend time researching thoroughly what it takes to get a home sold. Ask your agent for advice. He or she will be able to tell you what you need to do in your specific situation.

You also need to add (in addition to “Hiring the wrong agent”) the fact that a lot of descriptions of homes are deceptive or exaggerated.
If your home has 2 bedrooms + a loft, do NOT let the agent convince you to list it as a 3 bedroom. Yes the loft MAY be able to be used as a bedroom — but people who are looking for 3 bedroom houses typically have 9or plan on having) several children. Duping them into viewing your house is just a waste of everyone’s time.
And conversely, people (singles and couples w/o children, possibly looking to downsize) will AVOID your listing.
So by exaggerating your listing you are driving away the customers most likely to buy your home, and having your agent waste a lot of time with people who are very unlikely to buy it.
