If your home has 2 bedrooms + a loft, do NOT let the agent convince you to list it as a 3 bedroom. Yes the loft MAY be able to be used as a bedroom -- but people who are looking for 3 bedroom houses typically have 9or plan on having) several children. Duping them into viewing your house is just a waste of everyone's time. And conversely, people (singles and couples w/o children, possibly looking to downsize) will AVOID your listing. So by exaggerating your listing you are driving away the customers most likely to buy your home, and having your agent waste a lot of time with people who are very unlikely to buy it. You also need to add (in addition to “Hiring the wrong agent”) the fact that a lot of descriptions of homes are deceptive or exaggerated.
